Golden Visa in Greece

Golden Visa is a program active in Greece and other European Union countries, targeting third-country nationals by granting the residency rights through investment. In Greece, as well as in other countries, the investments primarily involve Real Estate (property purchases).
In Greece, the Golden Visa program has been active for a decade and the minimum investment amounts are set to be revised as of September 1st, 2024. Specifically, under the new legislation, the revised minimum investment threshold will be as follows:
- In Region of Attica, Thessaloniki, Region of Central Macedonia, Region of North Aegean, Mykonos Thira and other islands with population > 3.100, the investment capital must be greater than or equal to 800.000 €.
- For any other region of Greece, the minimum value for acquiring Real Estate must be at least 400.000 €.
- Other special cases, with lower investment capital.

- Residence permits can be acquired within 90–120 days
- Unlimited expiry date of residence permit
- Opportunity to rent out the investment property
- Residence applicable to the whole family (married spouse, children under 21 years old, and parents of the main applicant and spouse)
- Eligibility to apply for citizenship after seven years of residence
- Ability to hold shares and receive income from the dividends of a company registered in Greece (but not to be employed in Greece).
